Implementing a variety of building types, increased density, flexible lot sizes, setbacks, and other factors provides numerous community benefits. It creates a more efficient use of land and infrastructure, preserves natural features, and aligns with comprehensive plan objectives. The permitted mix of residential, commercial, and recreational uses fosters a vibrant community. Perimeter requirements and enhanced commercial landscaping enhance the aesthetics and functionality of the area.
Aviation Subdivision
Built within the City of Meridian’s Ten Mile Specific Area Plan, Aviation Subdivision utilizes high density attached product to maximize site density. Within this 10-acre subdivision, a large irrigation canal has been rerouted in order to make way for four-plex buildings and townhomes totaling 75-units. Community features also include a clubhouse, dog park, play structures, and over 2-acres of walkable open spaces to promote connectivity.

An existing irrigation canal cuts diagonally through the site and needed to be upgraded in order to purposefully create a more design friendly project. The engineering for this included mass grading, gravity irrigation pipe and structure design, and structural headwall design.

Across the 10-acres of property there are 75 residential units which are made up of townhomes and four-plex structures. Maximizing density on a site that was constrained by the irrigation canal and existing stormwater management facilities was the main goal.

The project includes a community clubhouse, fenced dog park, children’s play structures, and over 2-acres of usable open space throughout.
Hazelcrest Estates
Hazelcrest Estates is located in the rural gem of the treasure valley, Kuna Idaho. The 40-acre subdivision includes 175 residences with a mixture of unit types ranging from townhomes to large estate lots as well as a 6-acre commercial core. The subdivision strives to work with the comprehensive plan the City of Kuna has set forth while still maximizing usable open space and creating density.

The 175 residential units are a mixture of dense townhomes located within immediate proximity to the commercial core, standard single family home sites and, large estate lots backing on to open space and waterways.
Also included in this site is a 6-acre commercial sector. Plans for further subdivision of this commercial zoning area potentially include mixed use buildings and a wellness center.

The project utilizes a variety of price point unit types as well as community amenities that include a vast network of walking trails and desirable location to future commercial core.
Edgemere Subdivision

The Edgemere Subdivision employs a thoughtful architectural approach, featuring 10 three-story townhomes with diverse materials like stone masonry, rustic wood, stone siding, and stucco. The design includes horizontal setbacks and varied elevations to create depth and visual interest. Each unit is distinct, enhancing the aesthetic appeal of the development.

The Quad Six Subdivision features a thoughtfully designed layout with nine three-story townhomes, each varying in size from 2,000 to 2,600 square feet. The development integrates a private lane, sidewalks, and open spaces, ensuring seamless connectivity between the residential units and public sidewalks. The design maintains a balance between built space open areas, positively impacting residents with the inclusion of plenty of green space.

Point Pierce Villas

The Pointe Pierce Villas project features a thoughtfully planned design comprising six buildings with a blend of apartment units and townhouses. Each of the three-story buildings incorporates private decks, landscape buffers, and a private driveway. The site layout prioritizes safety, accessibility, and aesthetic appeal, with landscaping buffers along property boundaries.

Pointe Pierce Villas offers both apartments and townhouses to its residents. The development consists of a total of thirteen dwelling units spread across six buildings, each featuring covered parking and private outdoor spaces. The mix of apartments and townhouses caters to various residential needs, providing both single-level living and multi-level townhomes, which align with the area's mixed-use, medium-density residential zoning.

Meadow View
Located in the city of Kuna, Idaho, the Meadowview subdivision expands across 30 acres of land and includes 178 single-family lots
Hayden Canyon - Phase 1A & 3rd Addition
The Hayden Canyon masterplan community, located in the aforementioned Hayden Idaho, offers a mixture of unit types: townhomes, single-family residential, and large estate residential units. Phase 1A of the development consists of residential 102 units with a focus on townhomes and single-family homes. Hayden Canyon Third Addition boasts an impressive 372 residential units while also including a dense commercial core. Engineering for this project involves master plan design and coordination to provide servicing and homogeneity throughout all future phases of design.
Banner Park
This 1-acre site near downtown Nampa Idaho consists of 10 residential units. The utilization of attached townhome product allowed the density of the project to meet the City of Nampa’s desired unit/acre density. Engineering design for the sewer, water, mass grading, and stormwater management was required in order to create a successful project.
Belmont
Belmont is a high-density suburban, transit orientated, mixed use development. The community encompasses a vital central open space core surrounded by multi-story mixed use buildings with a vibrant at grade interface. The development embraces a highly permeable pedestrian/bike network.
Whiskey Jack Resort
Nestled in the awe-inspiring Canadian Rocky Mountains, Whiskey Jack Resort sprawls across 675-acres and features single- and multi-family homes along with cabins, condominiums and adult villas in addition to a full 18-hole golf course.
Northwinds
The Northwinds development incorporates both single- and multi-family zoning entitlements. Strategic planning for this site included wetlands determination and access and egress options. Preliminary platting and development feasibility analysis were critical to the success in the due-diligence of this project.
Silverado
Silverado is a multi-phase mid-density transit orientated development. The community is located in proximity to a major urban wetland and transportation corridor. The project encompasses mid-rise buildings with active commercial at grade retail and office tenants.
Lodestar Place Subdivision
Bronze Bow acted as the developer on the Lodestar Place Subdivision, taking a 2.3-acre infill site to completion of a 13 lot subdivision. A unique aspect of this project included working around an existing homestead. This project utilized the expertise of our legal team to coordinate the inclusion of easement, entitlements, CC&R’s, and common driveway access between joint owners.
Whitefish Landing Subdivision
Bronze Bow created a preliminary plat for the Whitefish Landing Subdivision located in Whitefish Montana. The project consisted of 9 new lots on just under 1-acre of land. The development is strategically located near mixed-uses and a wetland reserve.
